In this context, the Flexmark 4.0 report by Savills and Workthere reveals that, on a global scale, tech, services, and finance companies dominate the flexible office market, occupying approximately 86% of the available spaces.
This phenomenon translates into a clear preference by these industries for the flexible work model, proving their adaptation to new labor trends. Specifically, the report highlights a 12% growth in the use of flex spaces by corporations with more than 100 employees, as well as a significant increase in the demand from financial sector companies, which saw a year-on-year rise of 10%. These data reflect the consolidation of the flexible model as the preferred option for a wide range of companies, from startups to large corporations, seeking flexibility and efficiency in their work environment.
Growth and Preference for Private Spaces
In terms of occupancy, levels are at 83% for private spaces and 70.5% for shared spaces. These figures underscore the stability and growing preference for private spaces within the flexible model.
Although tech companies keep leading the demand for flexible offices at 30%, their impact has decreased by five percentage points from the previous year. Conversely, financial sector companies have seen a notable increase, representing 27% of the users of these spaces, with a year-on-year rise of 10 points. Service sector companies have also increased, occupying 29% of flex spaces, up three points from 2022.
Regarding usage frequency, there has been a significant evolution. The majority of flexible office users, a 54%, use them three days a week, while 29% use them four days and 14.5% use them five days, practically eliminating the category of usage of less than three days a week.
